BPI Real Estate, Burco and Belfius Immo are giving a new destination to the Riziv-INAMI office in Woluwe-Saint-Pierre
On the 31st of March 2020, Belfius Insurance have acquired one of the office buildings of Riziv-INAMI in Brussels. As real estate developers, BPI Real Estate, Burco and Belfius Immo have taken up the challenge to give a new mixed-use to the existing building near Montgomery.
The development team, in collaboration with Assar Architects, has submitted a building and environmental permit last December.
The project involves the extensive renovation of the majority of the buildings, with a special emphasis on the principles of circularity, and demolition-reconstruction for a small part.
The developers have the ambition to deliver a sustainable project of high environmental and energy quality.
The exceptional location offers the perfect opportunity for the development of a mixed real estate project with apartments and offices. Depending on the timing of the permit procedure, pre-commercialization could already start this year, much earlier than expected.
A unique location on Avenue de Tervueren
The current Riziv-INAMI office, with a surface area of around 12,000 m², is located on Avenue de Tervueren and Boulevard Saint-Michel in the prestigious municipality of Woluwe-Saint-Pierre.
The redevelopment project will include apartments in combination with a part of quality office spaces. In line with its exclusive and unique location on the prestigious Avenue de Tervueren, at the corner of Square Leopold II, this project will contribute to renewing a high standing image in this very popular neighborhood. The project uses the most efficient techniques in terms of heating, ventilation, lifts, connectivity, etc., in order to reduce the environmental footprint of the buildings as well as their consumption and costs.
Three projects for one same site
Tervuren Square
The existing building will undergo a major renovation, with most of the concrete structure being maintained, for the purpose of its conversion into 52 luxury flats and 2 office spaces.
Le Loft
The central building, called “Le Loft”, will be refurbished to provide divisible office spaces with an extensive green roof.
17 College
As the building on rue du Collège Saint-Michel is not compatible with the criteria of the future project, it will be demolished and rebuilt. It will include 31 luxury housing units.
Parkings
The basements will be renovated and will provide 104 slots including parking boxes and motorbike spaces.
This approach will substantially reduce the environmental footprint of buildings.
A new entrance on the avenue de Tervueren
The interior island, accessible from the entrance porch of Tervuren Square, will be developed into a quality amenity area, including a green promenade, three private gardens, vegetation and landscape lighting. Particular attention will be paid to the quality of these green spaces. At the street front, the setback area will be laid out in the same spirit.
The vision of the project is to create a real “green island” in a highly urbanised environment.
A series of bicycle spaces is planned in various locations in order to promote its use.
