ICÔNE attracts Société Générale in Belval

BESIX RED announces the signature of a 15-year lease agreement with Société Générale Luxembourg, one of Europe’s leading financial services groups, for the occupation of the entire ICÔNE building in Belval, Luxembourg. The transaction was managed by CBRE Luxembourg. The 18,750 sqm office building, intended to be a true living space and a reference for the post-COVID work experience, redefines office real estate. This agreement marks a new success for BESIX RED and consolidates its position on the Luxembourgish market.

Designed in collaboration with internationally renowned architect Foster + Partners and the Luxembourgish Beiler François Fritsch, the office building differentiates itself by its architectural and technical qualities, but above all by its pioneering concept.

Since its conception three years ago, ICÔNE has been designed as a collaborative building, focusing on users and their well-being and in line with the New Ways of Working. With its concept, interior layout and ambitious architecture, ICÔNE responds, even more today,  to the needs of the post-COVID tertiary users», explains Gabriel UZGEN, Managing Director BESIX RED.

Indeed, the concept of ICÔNE brings a more human and collective dimension to the workspace. In addition to the so-called «classic» offices, various spaces are dedicated to co-working or to certain forms of «nomadism» and are no longer dedicated to specific activities or users.  

Architecturally, ICÔNE has been designed from the inside to the outside, with an emphasis on informal places for exchange, which recreate links and reconnect users. Its many common spaces will be bathed in natural light thanks to its glass façade and the large glass roof of the central atrium, the heart of the building, connecting its two wings.

ICONE will be BREEAM «Excellent»-certified and will be based on the “WELL-Building Standard”. Under construction since June 2020, ICÔNE will welcome the bank’s employees in the course of 2023.

CBRE accompanied BESIX RED in the completion of this lease agreement. Frank Rosenbaum, Executive Director of CBRE Luxembourg adds: «This excellent transaction that we were able to carry out alongside BESIX RED in perfect symbiosis with Société Générale Luxembourg, is completely in line with the evolution of the new mixed and urban district of Belval».

With the signature of this lease, BESIX RED confirms its ability to conclude upstream transactions. «We are proud of the signature of this future lease agreement with Société Générale Luxembourg, a major actor committed to Luxembourg for more than 125 years. BESIX RED is today a reference player on the Luxembourgish real estate market. Its previous residential and office projects such as the new world headquarters of the international Ferrero Group (29,500 sqm near the airport), SOHO (17,300 sqm residential project in the station area), KONS (20,600 sqm offices in the city centre and the current headquarters of ING Luxembourg), Quatuor (4,600 sqm office project in the Cloche d’Or district, sold to Monceau Assurances) or IMPULSE (6,450 sqm offices in the station area, sold to SWISS LIFE) enabled the developer to become part of the Luxembourg economic fabric and to be recognized as a local company.
